Full Management

Sit back and relax with Our Full Management service while our highly trained and experienced team manage your property.

We believe in being transparent with our fees, services and ongoing management and provide you with access to our My Property File app so you can view your safety certificates, tenancy information, works orders and statements 24 hours a day, 7 days a week.

Our Full Management Service is designed for landlords who want to sit back, relax and let us do the hard work. We will give you expert property management from our fully trained and experienced team throughout the course of the tenancy.

Our Full Management service includes:

  • Introductory meeting with our Company Director and/or Lettings Manager
  • Advice on bringing your property up to market standards
  • Advice on how you can meet legislative requirements
  • Accurate rent valuation
  • Extensive marketing on our unique website and other places such as Rightmove and Zoopla
  • High visibility To Let board and adverts in all BPS offices
  • We will market your property to our existing and previous customers, on social media and at Student Housing Fairs
  • Property brochures for our customers
  • Accompanied viewings with potential tenants
  • Negotiation of offers on your property
  • Signing up of tenants to legally binding tenancy agreements
  • Right to rent checks
  • Referencing of tenants via HomeLet (not applicable to student market)
  • Collection and registration of deposits with the Deposit Protection Scheme
  • Collection of rent and full statement of accounts
  • Check-in and key distribution for tenants
  • Informing Sheffield City Council and utility companies of change of occupier
  • Completion of professional inventory
  • Dedicated property maintenance manager to manage repairs, emergency maintenance and to deal with contractors
  • We will carry out council HMO inspection visits and any required works (if applicable).
  • Arrangement of periodic safety certification renewals and any remedial works required
  • Inspections of the property
  • Rent collection throughout the tenancy
  • We will deal with tenant rental enquiries on your behalf and send account monies to you, once cleared, with a statement of account.
  • Year-end statement of rent and expenses for you to give to your accountant
  • We will deal with your tenants throughout the tenancy, including resolving any issues they may have.
  • We will manage tenant check out.
  • We will handle deposit returns and/or deductions at the end of the tenancy on your behalf.

Part Managed

This service is for local and experienced landlords who want to be involved in the management of their property. Our Part Managed service includes all aspects of our Tenant Find service, and in addition, BPS Estates handle the collection of the rent throughout the tenancy term and carry out the check-in and out of tenants. All part managed landlords have access to our new tool, My Property File app which is our fantastic new service that puts you in control of your property information 24 hours a day, 7 days a week.

The service briefly comprises:

Tenant Find

Our Tenant find service is often suitable for local Landlords who feel comfortable managing the tenancy throughout its term. Once we have advertised and located suitable tenants for your property, you would be responsible for the management of the property, and the tenants, throughout the contract term.

Our Tenant Find service briefly comprises:

  • Introductory meeting with our Company Director and/or Lettings Manager
  • Accurate rent valuation
  • Extensive marketing on our unique website and other places such as Rightmove and Zoopla
  • High visibility To Let board and adverts in all BPS offices
  • We will market your property to our existing and previous customers, on social media and at Student Housing Fairs
  • Property brochure for our customers
  • Accompanied viewings on request
  • Negotiation of offers for the property
  • Right to rent checks
  • Sign tenants to legally binding tenancy agreement and complete any other paper work
  • Referencing of tenants via HomeLet (not applicable to student market)
  • Collection and registration of deposits with the Deposit Protection Scheme and transfer to the landlord’s deposit account
  • Inform tenants of your bank details for rent payments to yourself
